Market Reports

We'd rather publish no number than a misleading one.

No market report is currently published. We will release reports only when we can meet the methodology standard below with a licensed data source.

Every report will state

  • Defined geography (city limits, postal area or municipality)
  • Reporting period
  • Data source
  • Sample size
  • Property type
  • Methodology
  • Last-updated date
  • Limitations

Kept separate

  • City limits vs. postal market vs. nearby municipalities
  • Detached vs. attached homes
  • Land
  • New construction
  • Active asking prices vs. closed sales

What we won't do

Present Union County statistics as Monroe statistics, or compare Monroe with another area without matching definitions.

Read Monroe market boundaries before reading trends

A report should make its coverage reproducible. Ask whether Monroe means municipal limits, a postal area, a drawn search boundary or some other defined geography. Those groups are not interchangeable. Lake Park and Wingate are separate municipalities and should not be described as Monroe neighborhoods merely because a search includes nearby properties.

Property mix matters as well. Detached homes, attached ownership, vacant land and new construction can behave differently and should not be combined without explanation. A change in the mix of transactions can change a summary measure even when individual homes have not changed similarly. Read the inclusion rules before comparing periods or assuming a headline describes the type of property you intend to buy or sell.

Interrogate the measures behind a housing headline

Ask which event places a record in the reporting period: a new listing, a contract, a closing or another status change. Ask how withdrawn, relisted and duplicate records are treated. If a report uses time on market, inventory or a price measure, it should explain the definition and any exclusions. Similar labels can describe different calculations across sources.

Look for the sample size and a discussion of missing or incomplete information. A small or unusual group of transactions may not support a broad conclusion. Distinguish a median from an average, and distinguish either summary from the value of a particular home. Comparisons should use compatible geography, property types, reporting windows and methods, with limitations stated rather than hidden behind a confident narrative.

Use market context alongside parcel-level verification

For a purchase or sale decision, ask a licensed professional for relevant comparable transactions and an explanation of the differences from your property. Review condition, layout, lot usability, utilities and ownership obligations separately. A general trend cannot inspect a roof, confirm legal access or resolve an association's repair responsibilities.

Use Union County property records and GIS for parcel research and ask the City of Monroe or the responsible local authority about jurisdiction and permits. Recorded transfers can supply useful context but may require interpretation; they are not automatically equivalent to a licensed listing-data report. Check the report's source permissions and update information before relying on it. Until a report meets our stated standard, this page provides a research framework rather than current statistics or a forecast.

Frequently asked

Why is there no current Monroe market number here?
We are not publishing a report without the defined geography, licensed source, reporting period, sample information and limitations needed to support it. The absence of a figure is intentional. Do not read this methodology page as a claim about whether prices, demand or inventory are rising or falling.
Can I compare Monroe with a countywide headline?
Only with careful attention to what each dataset covers. Union County includes more than Monroe, and differences in property mix can affect the result. Ask for matching definitions and time periods before drawing a conclusion. A countywide statistic should not be relabeled as a Monroe statistic.
Does a market trend tell me what to offer?
Not by itself. An offer also depends on the particular property, verified condition, relevant comparables, your financing and the contractual terms. Ask a licensed broker to explain the evidence and your attorney to address legal questions. A broad summary is context, not a property-specific valuation or a prediction of the seller response.
