Home Value Review

A considered opinion from real comparables. Not an appraisal, and not an instant number.

This form does not generate an appraisal or automated valuation. A licensed professional will follow up with an opinion based on comparable sales.

What you'll receive

A follow-up conversation and a written opinion that names the comparables, geography and period used.

Define the Monroe property before discussing value

Start with the exact address and parcel identifier, then establish whether the home lies in the City of Monroe, another municipality or unincorporated Union County. A postal search can combine different settings and housing types. Provide the housing form, approximate layout, lot characteristics and any association obligations so that the reviewer can choose an appropriate comparison group.

Use Union County property records as a starting point and flag discrepancies rather than silently correcting them in your own estimate. Finished additions, converted garages and accessory buildings may need separate verification. Share an available survey and permit records, and explain which features are documented. An assessment record is not proof that all space has the same condition, legal status or market appeal.

Ask how Monroe comparables support the opinion

Request the closed sales used, their source, the geographic scope and the period considered. Ask why each property is relevant and which differences matter most. Size, condition, lot usability, layout, utilities and ownership obligations can complicate a simple comparison. A nearby transaction is not automatically a strong comparable, and a more distant one needs a clear explanation.

Keep closed prices separate from asking prices, withdrawn offerings and pending transactions with unconfirmed terms. Ask whether unusual concessions or conditions are known and how missing information limits the analysis. The goal is a reasoned opinion with traceable evidence, not a precise-looking figure unsupported by comparable properties. If the available evidence is thin, the reviewer should explain that uncertainty instead of disguising it.

Use a value review for the decision it can support

Tell the reviewer whether you are preparing to sell, considering improvements or simply organizing your finances. Provide inspection findings, maintenance records and a list of completed changes. Separate documented work from planned work, and do not assume that renovation spending translates directly into an equal change in market value. Ask what an in-person visit might clarify compared with a records-only review.

This service is not an appraisal, a lender approval or a promise of sale proceeds. If a lender, court, tax matter or other formal purpose requires a valuation, ask the responsible institution what professional product it accepts. Before acting on a selling estimate, discuss transaction expenses and unresolved repairs separately. Request an explanation of assumptions and consider updating the analysis if the property or relevant market evidence changes.

Frequently asked

Is a county tax value the same as a selling price?
No. An assessed value serves a different purpose and may not reflect the same evidence or property condition used in a current selling analysis. Ask the county tax office about assessment records and ask your reviewer how current comparable sales inform the opinion. Neither figure guarantees what a buyer will pay.
What information should I send with my request?
Provide the address, parcel information if available, housing details, known condition concerns and records of meaningful improvements. Include association obligations and any available survey or permit documentation. Identify uncertainties clearly; unverified square footage or an undocumented addition should be discussed rather than treated as established fact in a comparison.
Will this review tell me exactly what I will net?
No. A value opinion does not determine your loan payoff, negotiated terms, repair expenses or closing costs. Ask the appropriate professionals for a separate proceeds estimate using explicit assumptions. A future offer and final settlement can differ, so use the review as decision support rather than a guaranteed outcome.
